Utilities are included in your monthly all-inclusive rent, so there are fewer separate bills to think about. We also do our best to keep your monthly price stable throughout your stay. In rare cases, major changes in utility costs may require a small adjustment. This would only reflect the actual increase in costs, and Neon Wood never makes a profit from it.

How our contracts work.
We offer 6- or 12-month contracts, depending on the property. Here’s the difference once handling fees come into play.
6 months
FlexibleBook a semester, renew as you go.
Full flexibility for a single semester. Deposit is 1.5× your monthly rent. Every time you renew, a handling fee of €175–€235 applies (depending on the location), and your rent is re-quoted — usually higher, which can also raise your deposit.
12 months
Best valueBook the full year, pay the fee once.
The same handling fee applies once, at booking — then you're set. Your rent is locked for the full year, with no renewals and no repeat fees. Deposit is 2–2.3× your monthly rent, fixed for the whole contract.
How contract dates work
Your contract can begin on the 1st or 15th of the month. Here's what that means for your move-in and check-out dates.
Your contract starts on the 1st or 15th
Rent begins on your contract start date, even if you arrive later. For example, if your contract starts on 1 October and you arrive on 5 October, rent is still charged from 1 October. Your apartment is reserved and ready from the start date, so choose the available date closest to your arrival.
Check-out is 7 days before your contract ends
You must check out at least seven days before your contract end date. This allows time for the required inspection, key return, and preparation of the apartment for the next tenant.

Most students go from "I think I'll book" to "I have a lease" in under 10 minutes. Here's what each step actually looks like.
Choose your apartment type
Filter by city, move-in date, and budget. Within each type, apartments vary by size, balcony or patio, and accessibility — and you can pick your floor. Everything you need to find your perfect student apartment.
Send your request
Fill in your details and send your request from wherever you are — everything happens online, no viewings, no appointments. You'll get an email with your login, then upload two documents in the Neon Wood app: a valid passport or ID and your enrolment certificate or acceptance letter. The name must match on both.
Sign your lease and pay
Sign in to the app to review and approve your rental contract, then transfer your deposit and pre-payment. Once we've confirmed your payment, you'll receive your counter-signed lease by email. Please don't travel or arrive for check-in before you have it — it's your confirmation that everything is complete.
Check in & move in
At check-in, our on-site team hands over your keys and walks you through the apartment. Together you'll complete a handover protocol that records the condition of the apartment — this protects your deposit, so take your time and note anything you spot. Your registration paperwork is ready on day one so you can register at your new address.
